The BRR (Buy, Refurbish, Refinance) and BRRR (Buy, Refurbish, Rent, Refinance) strategies live or die on one number: the real refurbishment cost. Guess low and the refinance doesn't stack up. Guess high and you walk away from a deal that would have worked.

What is BRR / BRRR?

You buy a property below market value (often needing work), refurbish it to raise the value, then refinance against the new, higher valuation to pull most or all of your capital back out — leaving you with a tenanted asset and little to no money left in the deal. The strategy only works if the refurb cost estimate going in is accurate; most deals that fail do so because the refurb ran over budget, not because the purchase price was wrong.
