Why this is a range and not a price

Floor area tells you how much of something there is. It cannot tell you what condition it is in, whether the wiring is sound, whether the walls are wet, or whether the kitchen needs moving. Two identical 70 m² terraces on the same street can be £20,000 apart, and no calculator that only knows the area can see the difference.

That is the whole reason RFPG exists: a walkthrough on an ordinary phone, read room by room, priced from a published rate book — with your own day rates if you have them.
